More on mortgage contingencies…

Sunday, August 24th, 2008

Mark L. posted a comment that I think warrants putting in a new entry.  He writes, “I’m selling my house, and the mortgage contingency deadline for the buyers is tomorrow (Monday). How will I know that they’ve met the deadline? I’m concerned because I really want this deal to happen (I’m moving out of state next month and have already bought a new house). Thanks for your help.“  Read my response after the jump.  (more…)

Good article from Boston.com/Bankrate dealing with getting a speedy mortgage approval from your lender.  Dovetails nicely with my Mortgage Contingency post from earlier today.

Mortgage contingency deadline

Sunday, August 24th, 2008

Two e-mails today, both dealing with mortgage contingencies. Rather than print both questions, I figure this is as good a time as any to discuss the topic in detail (and answer both questions in the process).

A few more procedural things…

Friday, August 22nd, 2008

I’ve gotten a couple of e-mails asking about whether I will publish your name if you e-mail a question.  I typically only publish first names.  However, in your e-mail to me, if you state you want to be completely anonymous, or if you’d prefer your full name to be used, just say so in the e-mail.  Remember, my e-mail is jcohen@massrealestateblog.com.

Also, if you post a comment, I have to approve it first before it is published.  Comments appear exactly as you wrote them — I don’t edit them.  Your e-mail address and website (optional) are not published, but the name you submit will be published.

Hope this helps!

Here’s a good blog entry on Boston.com.  I’d be interested to hear what my readers think regarding what they’re looking for in their first condo/house.

Offers to purchase

Friday, August 22nd, 2008

Well, people seem to prefer e-mailing questions rather than posting questions in the comments to entries, at least so far. (Feel free to e-mail me at jcohen@massrealestateblog.com any time.)

rmn writes, “Thanks for this blog — excellent info! I’m in the market for a condo and trying to avoid brokers. We’re mainly looking at “For Sale By Owner” properties, so I don’t think we’ll have a broker on either side of the transaction. When I find the right place, how do I make an offer?(more…)

More on title insurance

My title insurance post generated a lot of questions. I will be answering them over the next few days.

James asks, “How are title insurance premiums calculated? Can I shop around?(more…)

Why title insurance?

Sunday, August 10th, 2008

Okay, here’s another one that comes up all the time. We’re going to devote a lot of time to this issue, including the pros and cons of title insurance (although you should know that it’s a no-brainer “yes” from me), but this particular situation came up in my practice last week. The sellers of this particular condo were very happy to have purchased their owner’s title policy when they purchased in 1999. Here’s the synapsis (but note I’ve changed all relevant names, dates, and lenders): (more…)
